The post Home Roofing Services – Why You Should Hire a Professional appeared first on Certified Roofing. via Tumblr Home Roofing Services – Why You Should Hire a Professional I bet you have never realized how much like your teeth your roof is, have you? If you are like most people, you don’t think about your teeth, or going to the dentist until there is a problem – usually pain. Since being in the roofing industry, I have realized that most people are the same with their roof. Have you had that experience where you get a seriously painful toothache, and all of a sudden the dentist is the most important person in the world? So you ring him and feel entitled to see him immediately due to your pain? Then he is not available for a couple of days, so you have to settle for an appointment with a delay. However, when appointment day comes, the pain has subsided (thank you Nurofen!!) so you decide you don’t really need to spend all that money to fund the dentists skiing holiday in Aspen. Accordingly, you cancel the said appointment. Knowing full well, the pain is just hiding rather than having left permanently. Well, we see people with leaky roofs taking the same course of action. There is a downpour and the roof leaks badly. They call us in desperation wanting us to fix it “NOW”. But, the more organized people have already scheduled their repairs and rightly so, have priority. This means it’s a bit of a delay till we can get to the reactive roof people. Once we quote the repairs, the rain has stopped, the interior of the premises is cleaned up, and they suddenly think the roof is not such a priority. So they choose not to proceed with repairs. The reality is, we all know that the problem still exists, and dry skies are the Nurofen for these people. Those who invest in regular checkups at the dentist tend to have less disturbing tooth pain. Likewise, those who get their roofs fixed, tend to have their contents permanently inside their premises – be it residential or commercial https://www.certifiedroofing.com.au/contact/ The post Roofs are like your teeth. appeared first on Certified Roofing. via Tumblr Roofs are like your teeth. We operate in Queensland, so I am unsure what the legislative requirements are elsewhere – but BUYER BEWARE in Queensland. Most people are unaware that a building permit is required if more than 20% of a roof is being replaced. Time and time again I talk with people getting quotes for re-roofing who have no idea who holds the responsibility for obtaining the necessary permit for their job. However, the Queensland Building & Construction Commission make the answer patently clear on this issue. If you are considering roofing works, it might be beneficial to read an overview of statutory requirements. You do so via this link Even if you don’t check out this link, it’s important you know “Roofing contractors should ensure their quotes and contracts clearly state whether the property owner or roofing contractor is responsible for obtaining the necessary building approval.” – taken from the above link page. We highlight the fact that we have included this requirement in red on all our proposals to ensure our prospective client is aware that we have included the work and costs of this process in our quoted price. The unfortunate reality is that doing business is all too often driven by choosing the lowest price. But buyer beware here, because the implications of making assumptions, and choosing on price can be catastrophic. I know we lose business sometimes because our price is not the lowest, but I also know that there are often occasions when we have included statutory costs and the contractor chosen has not – either because they ignore the rules, or they avoid discussion of them and later will claim they assumed the home owner was looking after that responsibility. That’s not the way we want to operate. So, if you are considering significant roofing works, please give us a call so we can at least fill you in with what is needed for your project to be legislatively compliant https://www.certifiedroofing.com.au/contact/ The post Buyer Beware! appeared first on Certified Roofing. via Tumblr Buyer Beware! I was recently asked to go and look at the roof in a shopping arcade, which had major leaking issues, mainly through skylights. Previously they had obtained a quote for a few thousand dollars to fix the issues, but a plumber looked at it and said he could “whack a bit of silicon on” and it would only be $300. The landlord went with the plumber’s quote to “save some money”. But the plumber siliconed up the gap designed for water egress – for the internal condensation to run out onto the roof. The result was that the condensation now began running into the ceiling cavity and ruined the ceiling tiles, along with staining down the walls. It was a significant cost to remedy the collateral damage. Way more than the “saving” of a cheaper solution to the original problem. In addition, to resolve the “new” problem, the landlord inherited a $15,000 skylight and roof rust repair job. Unfortunately, this is an all too common scenario for us. We quote to fix an issue properly, but we end up against a “cheaper” quote that does not solve the issue. To back our solutions with confidence, we decided to include with all our repairs a 10 year guarantee. This means that if the leak returns, it’s at our cost, not yours. We can do this because, our mentality is to fix the problem with a permanent solution, not a quick fix remedy. This also eliminates collateral damage, which we see far too often on sites where a quick fix was opted for. Whilst the initial cost may be higher, the overall cost will be cheaper. Hence, the quick fix solution may well end up being way costlier than doing it properly once. We will back our work with a solid guarantee. Surely that makes sense. To avoid collateral damage and the costs it brings with it, we suggest fixing it right the first time. But unfortunately, capital budgets are not available “on demand”. Take for example the discovery that your commercial property needs a new roof. The current one is leaking badly and cannot be repaired. And the leaking is getting worse. But the capital budget allocation for the year has been emptied. Any familiarity here? Can you relate? I encounter this all the time. Unfortunately leaky roofs have no understanding of budgeting and timing thereof. Hence, they leak when they choose, and this may not coincide with your budgeting cycle. This leave you with a compromise cover over your assets, and no budget to remedy the situation. Having encountered this scenario more often than I care to remember, I set out to find a resolution. After all, it’s what you want/need that is more important than what we want, as an effective service provider. So we are now offering a “Roofing Partnership Service”. The way this works is that we form a partnership with you, to walk the roofing maintenance journey with you. To get the ball rolling, we undertake a roof inspection and provide you with a roofing report, that includes an outline (and quote to fix) any immediate problems. The next step is to meet with you and address the longer term, larger (i.e. – more expensive!) issues. In consultation with you, we can devise a forward budgeting plan to include these items in your upcoming capital budgets. Generally, roofing problems are addressed reactively, when capital allowances are unavailable and create a financial dilemma. However, if we can work together on this and prepare for it, there is far less disruption to the financial affairs of your business or organisation. If this resonates with you, or makes sense, how about we start a conversation about a tailored plan that serves your unique circumstances? After all, my job is to help you do yours. For most people, their home is their most expensive asset. Therefore, looking after it as best you can is a no brainer. But often knowledge and action do not cohabitate! However, we would like to help you gain knowledge and progress it to action. As your home’s first line of defence against the impact of weather, your roof needs to be in premium condition at all times. You don’t need to be reminded about how severe the weather impacts can be here in Australia. Many things, however, can compromise your roof’s integrity. For instance, a hail storm can leave dents, cracked tiles or even holes, which can cause leaks. As your roof ages, its capacity to resist the impact of weather decreases. If it is getting damaged more easily, this will only accelerate. Here are some of the most serious problems you face when you delay roof repair/replacement: Structural Integrity & Aesthetic Issues Water that penetrates your leaky roof can weaken the wood material of your roof/home’s frame. Plus, it can damage your walls and ceiling, causing a slump in energy efficiency and possible mould and mildew issues, along with many other problems. Even aesthetic damage such as plaster/paint damage can prove costly to make good. Higher Utility Bills & Safety Concerns Your roof/ceiling insulation is prone to damage when water ingress occurs through your roof. Saturated insulation can push your heating, ventilation, and air conditioning units to work twice as hard, driving your utility costs up. Also, as water finds its way in, it can also find its way to visit electrical wiring and electrical fittings/fixtures. We all know that electricity and water should never meet! Once your roof is compromised, it indicates it’s time for action. It may well mean your roof needs to be replaced, to deliver you a safe and problem free roof for many years to come – especially if it is designed and installed by a reputable roofing specialist. The first step is contact us for an obligation free chat about the state of your roof, and what options you have to choose from.
