In October 2017, the Queensland Building and Construction Commission (QBCC) clarified the regulations regarding roof replacement work: When roofing works involve the replacement of more than 20 per cent of the existing roof area, a Building Approval is required. The building approval must be obtained by either the roofing contractor or the property owner. The general durability of roofs means that it is not uncommon for a roof covering to last 40 to 50 years before replacement is necessary. During that timeframe, building standards and the performance of the materials used for roofing can change dramatically. As such, the intended performance of the new roof system needs to be accurately assessed. This is the primary reason why a Building Approval must be sought when replacing a roof. The Building Approval is reviewed by a building certifier who is responsible for ensuring that the roofing system being proposed is suitable for its intended purpose and compliant with current standards. Those standards include but are not limited to batten size and spacings, tie-down, and including the existing roof frame. The above assessment is required whether a roof is being replaced due to age and disrepair, or, for example, under an insurance claim following damage from a severe weather event such as a cyclone. Roofing contractors should ensure their quotes and contracts clearly state whether the property owner or roofing contractor is responsible for obtaining the necessary building approval. Failure to obtain a building approval can leave a homeowner with a roof that has not been lawfully approved which may affect their home insurance, or worse. The attached images show damage that can be caused to a roof with insufficient tie downs, in severe storms and high winds. If you have any questions regarding Building Approval and Roof damage don’t hesitate to get in touch with one of our roofing experts for more information (07) 3823 6888 or contact us via email https://www.certifiedroofing.com.au/contact/ In Summary below are the Building Approval Requirements: 1. RFI: RFI stands for Request for Information, sometimes also called a list of requirements. This document outlines all items required by the certifier to issue an approval. 2. Form 15: this is a certificate required before the building works can commence to certify that the design is compliant with the relevant regulations. 3. Form 16: this is a certificate required at the completion of building works to certify that the installation or inspection of a stage or aspect is compliant with the relevant regulations. 4. Form 11: this certificate is issued by a building surveyor when the building works have been substantially completed for attached dwellings or commercial to confirm it was constructed as per the building approval. 5. Form 21: this is the final certificate issued by the certifier to the owner and Council to finalise the building application. The sheathing beneath the shingles can seep in leakage at the initial stage but ignoring the damage can be very heavy on your pocket. This post is to guide you on re roofing of the house and how it is a better option compared to roof replacement. What is re-roofing? When is it recommended?A worn-out roof is a nightmare for the residents. It not only affects the appearance of your home but also compromises on the security. When it comes to roofing, one has two options- re-roofing or replacement. Re-roofing refers to replacing the roof deck without lifting up existing shingles. This means that the base layer stays as is while the upper layer facing the weather is replaced. Replacement refers to rebuilding the head structure of your home. In other words, replacement is a very costly affair. Important considerations while re-roofing1. A complete check of roofing condition: Before you choose re-roofing, it is imperative to be aware of the condition of the roof. The post WHAT IS INVOLVED IN RE-ROOFING A HOUSE? appeared first on Certified Roofing. via Tumblr WHAT IS INVOLVED IN RE-ROOFING A HOUSE? If you have solar panels installed in the roof of your office or apartment, a common question that can hover your mind is whether or not you can repair the rooftop with the panels on. Well, for the starters, we would have to say that yes, you can get your roof reformed even when it hosts solar panels. However, the wiser idea would be to first analyse the strength and status of the roof that you will be installing the panels on and then carry out the target set up. But, here’s a catch- if you perceive that the roof still has 5 or 10 years of life before replacement, then it would be a good idea to get the whole setting assessed by an expert. Benefits of repairing the roof before solar panel installationIf the experts are of the opinion that the roof should be repaired prior to the installation then you might as well do so instead of waiting till the 11th hour. This implies that when you take up roof repair and solar panel installation at the same time, both the panels and the roof will increase their longevity by depending upon one another. Another factor that you should take into consideration is that restoring the roof before solar panel implementation will save you a lot of money in the long run because the whole mechanism of removing the plates and reinstalling them might end up costing you a bomb. How much would reroofing cost? The total cost depends upon the area of the roof that the solar plates consume, the overall size of the system, the number of panels to be pulled out and if you already have a place decided to keep the equipment safe. Other than this, if the mounting hardware calls to be detached for roof repair, then the costs will automatically escalate. We would advise you to seek assistance from the company that initially aided you to install the solar panels because that way, you will be able to wind up the work in a span lesser than you predicted and the chances of going wrong with the removal and the consequent massacre will be eliminated. Nonetheless, if you do not want to depend on the preceding contractors anymore, then there’s a long list of solar companies out there that offer maintenance and operation services that aren’t theirs. Things to keep in mindDespite the mishaps that follow solar panel installation, some organizations also issue warranty coverage for the roof that will accommodate the plates. The companies mostly do this because they somehow figure out that the roofs will not permit the ordination and so the entire arrangement will fail. The duration of the warranty is generally between 8-10 years but, it can vary depending upon the clauses of the company you have chosen.
